Lemonsjøen – the gateway to Jotunheimen!
The developer is Lemonsjøen Utvikling A/S (LU)
“Mountain Norway’s prime centre now under development – in the heart of Vågå”
Working with the idea since 1998
- More intensively since 2002, with infrastructure work starting Autumn 2004.
- Stage 1 includes the building of about 70 apartments and 50 cabins, some for hire and some for sale, including several company cabins. Soon achieved!
- Approx 800-1000 beds
- Stage 2 includes development with a focus on rental (planning to be completed)
- Total investment is around 200 million kroner. Much of the work will be carried out by local experts in various fields. This will be good for local business in terms of employment and future stable income.
Infrastructure
- Road, water and sewage
- Broadband
- Digital TV
Development of Jotunheimen Lemonsjøen Ski Centre
- Stage 1 (short term): Ski bridge over to the accommodation area, along with a two-person/child lift, allowing ski in/out from the cabins and apartments. COMPLETED.
-
- Stage 2 (medium-long term): Build a parallel lift alongside the existing one to relieve increasing traffic. New downhill slope (making 5 in all) is under preparation and is functioning in the current season as an “off-piste” area.
“The uniqueness of the project”. The closest high-standard facility to the Jotunheimen National Park, with year-round qualities:
- Situated 3000 feet above sea level in low pine forest with mounds of white moss, proximity to and view over Lemonsjøen as well as mountain-top views. From Gråhøe or from the top of the ski lift you can look out over no less than three national parks : Jotunheimen, Rondane and Dovrefjell. (In fact, you can be cheeky and say four – the Reinheimen national park stretches as far east as Nordheringsfjellet mountain).
- Good alpine skiing in Jotunheimen Lemonsjøen Ski Centre with its three lifts (including one children’s lift) and six downhills. Excellent prepared slopes with a dedicated snowboard park. Ski in/out from the cabins. (Development of facilities planned in association with SWECO and Hans G. Skogsjø.)
- Good cross-country facilities with miles of prepared tracks.
- Good walking in the summer, with proximity to Besseggen Ridge, Galdhøpiggen, Glittertinden and the Jotunheim mountain range. An extremely pleasant summer area, with good bathing in Lemonsjøen lake.
- Excellent hunting and fishing, open for all.
- Many alternative activities in the area: rafting, canyoning, summer skiing, glacier tours, riding and more.
- Lemonsjø Mountain Lodge has good food and fully-licensed restaurant
- Jotunheimen Aktiv IT since 1993 has developed long experience with activities and events for individuals and for business.
- 47 cabins/two-man cabins and 34 apartments have now been sold and begun. In all, sleeping accommodation for 630 is in progress in less than 3 years!
- Good response from the market, and many people have shown an interest in addition to those who have now invested in cabins and apartments.
- Development plan: See Vision 2010.
- The Master plan for the Lemonsjø area, under the control of Vågå local authority, is now being actively pursued.
- Target group: the whole of South-East Norway and the northern fjord area, and those wanting a year-round cabin or apartment.
- Purchasers so far have come from the counties of Møre & Romsdal, Sogn & Fjordane, Oppland, Hedmark og Akershus.
The project is directed towards the preferences, needs and economy of the target group (i.e. people from the target area such as Gudbrandsdalen, Lillehammer, Gjøvik, Hamar, and the northern fjord areas).
- Apartments and cabins
- All those involved with supply (developer, builders and suppliers of cabins) have gone to great lengths to supply cabins and apartments of high quality for a relatively low price.
- Good investment – buy relatively inexpensively into a quality area and “up-and-coming destination” which will increase in value. Avoid paying a high price per square metre as is the case in longer-established centres (Trysil, Hafjell etc.)
- LU’s long-term goal is to increase the number of users in the area and develop a centre in which the ski lifts etc can be further developed and expanded.
- LU, Vågå local authority and the national forestry company Statskog have functioned well in a tri-partite collaboration; something which has been and remains important in terms of attracting business development to the area.
- Good cooperation with local bodies such as Lemonsjøen Mountain Lodge, Randsverk Shop & Camping, Brimi-land with Arne Brimi and others, Lemonsjøen Booking which is responsible for sub-letting of cabins/apartments for those who wish.
